Whether you are a homeowner moving away temporarily or a long-term investor, the Condo 1 team of property managers will treat your condo or townhouse as if it’s our own.
We will handle everything for you, from finding great tenants, to maintaining the unit, keeping vacancies to a minimum and handling all financial transactions.
Every month, you’ll receive an income and expense statement that keeps you up-to-date on the property. Of course, we’re always available to you and are happy to communicate via email, WhatsApp, FaceTime, text and phone calls.
Property Management Services
- Pay all property expenses (condo fees, real estate taxes, mortgage payments, maintenance fees) on behalf of the owner
- Handle tenant repair requests and emergencies
- Send rental income via ACH to owner
- Provide monthly owner income and expense statements
- Provide annual income/expense summary with tax reporting documentation
- Coordinate necessary maintenance and repairs
- Inspect properties regularly
- Coordinate reconditioning between tenants (e.g. painting, cleaning, etc.)
- Pursue delinquent accounts when necessary
Rental Management Services
- Establish fair market rental value
- Create MLS listing and advertise the property
- Process rental applications and screen prospective tenants (via credit reports and reference checks)
- Verify employment and salary
- Hold open houses as appropriate (unheard of for other firms!)
- Prepare leases
- Collect security deposit and monthly rent via online payment system
- Coordinate move-in
